What do we mean by Simple Pricing?
Comparing conveyancing costs is not easy. If you have a look around at other providers, you will see lots of different things quoted, some are included and some are not.
At Threemo, we believe in absolute transparency when it comes to our pricing. When you’re buying a car, the salesman doesn’t break down how much the doors, the seats, the indicators, the labour or the nuts and bolts are. You get the price of the car and if you want something extra it is clearly priced and you can choose whether or not you want to add it. We think conveyancing pricing should be the same. We don’t like long price lists so we include all of the small items in our fee. You will just be quoted one price plus the VAT for the chancellor.

What do we assume when calculating your quote?
This depends on the type of work you are looking for but in terms of the main legal services we offer at Threemo the assumptions we make to calculate your quote are detailed below:
Remortgage
- You own the property you are remortgaging and no names need to be added or removed;
- The property is registered at the Land Registry on a single registered title;
- The legal title is correctly registered in your full name(s) with no amendments required for example, missing middle name, incorrect spellings, maiden names or previously assumed names;
- The property address is correctly stated to match the latest address databases used by lenders;
- There are no restrictions, notices or cautions registered against the title;
- There is only one charge registered with a mainstream UK lender;
- There are no applicable items specifically listed in our sample additional fees Remortgage – Sample Additional Fees
Buying a Property
- The contract package received from the seller’s solicitor relates to a single registered legal title;
- There are no other searches required other than a local search, drainage search, environmental search and mining search if applicable;
- You are purchasing the property with or without a single, standard residential mortgage granted by a mainstream bank;
- There are no title defects or changes to the title requiring rectification;
- There are no applicable items specifically listed in our sample additional fees Purchase – Sample Additional Fees
Selling a Property
- You own and occupy or own as a residential property investment or sell on behalf of an estate/company a single registered title for the property;
- You have one charge registered against the title with a mainstream bank;
- There are no defects of title requiring rectification prior to exchange;
- There are no restrictions, notices or cautions registered which require compliance for the sale to proceed;
- There are no applicable items specifically listed in our sample additional fees Sale – Sample Additional Fees
What are the key stages of my case and how long will it take?
Remortgage
When it comes to providing legal services for clients who are remortgaging their property we believe the keys stages are:
- The return of our completed Welcome Pack by you;
- The receipt and satisfactory checks of your Title Documentation by us;
- The receipt and satisfactory checks of your new Mortgage Offer by us;
- The receipt and satisfactory checks of the amount(s) owing by you on your existing mortgage(s) by us;
- The drawdown of your new mortgage and subsequent repayment of your existing mortgage(s) by us – The Completion Date;
- Completion of the registration formalities of your new mortgage at the Land Registry by us.
The crucial aspect when considering how long your case will take depends on when we receive the mortgage offer from your new lender and whether or not you have any Early Repayment Charges (ERC’s) with your current lender. If you are looking to complete as soon as possible and we are in receipt of your new mortgage offer, then we will aim to complete a freehold remortgage within 7 to 14 days of the receipt of this offer. This is usually because we have to send you a mortgage deed to sign and return to us.
There will be some cases that we can complete quicker and some will complete slower but we will always aim to progress your case in accordance with the timescales you give to us.
Buying a Property
We have a wealth of experience when it comes to providing legal services for clients who are purchasing a property. The keys stages are:
- The return of our completed Welcome Pack by you;
- The receipt of the contract papers and satisfactory checks of these by us;
- The receipt of satisfactory search results by us;
- If applicable, the receipt and satisfactory checks of your new Mortgage Offer by us;
- The receipt and satisfactory checks of any replies to enquiries raised by us with the seller’s solicitor;
- Exchanging of Contracts;
- The drawdown of your new mortgage and the transfer of purchase monies to the seller’s solicitor – The Completion Date;
- Completion of the registration formalities at the Land Registry by us.
The crucial aspect when considering how long your case will take depends on when we receive two fundamental items, both of which are out of our control. We will need the contract papers from the seller’s solicitor and if you are purchasing with the aid of a mortgage, the mortgage offer from your new lender.
There will be some cases that we can complete quicker and some will complete slower but we will always aim to progress your case in accordance with the timescales you give to us. The national average is usually 2 to 3 months although this has impacted more recently by the Coronavirus Pandemic.
Selling a Property
When it comes to providing legal services for clients who are selling their property, the keys stages are:
- The return of our completed Welcome Pack by you;
- The receipt and satisfactory checks of your Title Documentation by us;
- The issuing of the contract papers by us to your buyer’s solicitor;
- If applicable, the receipt and satisfactory checks of the amount(s) owing by you on your existing mortgage(s) by us;
- Receiving and replying to any enquiries we receive from your buyer’s solicitor – some of these we will be able to answer on your behalf but some may need your input;
- Exchanging of Contracts;
- The receipt of the sale monies from your buyer’s solicitor on the day of completion and subsequent repayment of your existing mortgage(s) – if applicable – by us – The Completion Date;
The crucial aspect when considering how long your case will take depends on when we receive the fully completed Welcome Pack from you to enable us to issue the contract papers to the buyer’s solicitor. We will then be dependent on your buyer and your buyer’s solicitor obtaining their search results, mortgage offer from their new lender and any enquiries they wish to raise on the contract papers that we provide to them. We will always aim to work towards your preferred timescale but as an estimate, and given the above, we would like to aim to be in a position to exchange contracts for you within 6 to 8 weeks from issuing the contract papers to the buyer’s solicitor.
There will be some cases that we can complete quicker and some will complete slower but we will always aim to progress your case in accordance with the timescales you indicate to us. The national average is usually 2 to 3 months although this has impacted more recently by the Coronavirus Pandemic.
Referral Arrangements
As a business, we work closely with some mortgage brokers and estate agents.
In some cases, we may pay a referral fee to such third parties or introducers of business to us. Referral fees can vary depending upon the introducer. In the spirit of openness, we will always tell you if we are paying a referral fee, the amount of the referral fee and to whom it will be paid. In these circumstances it is we, not you, who are liable to pay the referral fee. We will not be passing the cost on to you.
We want to point out to you that:
- We will always deliver independent advice to you
- You do not have to use Threemo and you are free to choose a legal services provider of your choice
If things go wrong
Sometimes things just don’t go to plan and it could be for lots of reasons. Rest assured here at Threemo we go that extra mile to do everything we can to make sure this does not happen and you can see this approach is a success with our clients based on our ratings on Google and Trustpilot.
On that rare occasion when something’s not quite right then let us know and we’ll do what we can to make things right. Should you wish to raise any concern then in the first instance we ask you to advise your case manager and if this does not help your situation then you can contact Nick Masheder (Director of Operations) in relation to a Sale or Purchase case or Ben Webster (Director of Remortgage) in respect of a remortgage case. If you make a valid claim against us for a loss arising out of work for which we are legally responsible, and we are unable to meet our liability in full, you may be entitled to claim from the Compensation Fund administered by the Council for Licensed Conveyancers (from whom details can be obtained)
