What do we mean by Simple Pricing?

Comparing conveyancing costs is not easy. If you have a look around at other providers, you will see lots of different things quoted, some are included and some are not.

At Threemo, we believe in absolute transparency when it comes to our pricing. When you’re buying a car, the salesman doesn’t break down how much the doors, the seats, the indicators, the labour or the nuts and bolts are. You get the price of the car and if you want something extra it is clearly priced and you can choose whether or not you want to add it. We think conveyancing pricing should be the same. We don’t like long price lists so we include all of the small items in our fee. You will just be quoted one price plus the VAT for the chancellor.

Our assumptions

What do we assume when calculating your quote?

This depends on the type of work you are looking for but in terms of the main legal services we offer at Threemo the assumptions we make to calculate your quote are detailed below:

Remortgage

  • You own the property you are remortgaging, and no names need to be added or removed;
  • The property is registered at the Land Registry on a single registered title;
  • The legal title is correctly registered in your full name(s) with no amendments required for example, missing middle name, incorrect spellings, maiden names or previously assumed names;
  • The property address is correctly stated to match the latest address databases used by lenders;
  • There are no restrictions, notices or cautions registered against the title;
  • There is only one charge registered with a mainstream UK lender;
  • There are no applicable items specifically listed in our sample additional fees

Buying a Property

  • The contract package received from the seller’s solicitor relates to a single registered legal title;
  • There are no other searches required other than a local search, drainage search, environmental search and mining search if applicable;
  • You are purchasing the property with or without a single, standard residential mortgage granted by a mainstream bank;
  • There are no title defects or changes to the title requiring rectification;
  • There are no applicable items specifically listed in our sample additional fees

  • You own and occupy or own as a residential property investment or sell on behalf of an estate/company a single registered title for the property;
  • You have one charge registered against the title with a mainstream bank;
  • There are no defects of title requiring rectification prior to exchange;
  • There are no restrictions, notices or cautions registered which require compliance for the sale to proceed;
  • There are no applicable items specifically listed in our sample additional fees

Openness, every step of the way

Referral Arrangements

As a business, we work closely with some mortgage brokers and estate agents.

In some cases, we may pay a referral fee to such third parties or introducers of business to us. Referral fees can vary depending upon the introducer. In the spirit of openness, we will always tell you if we are paying a referral fee, the amount of the referral fee and to whom it will be paid. In these circumstances it is we, not you, who are liable to pay the referral fee. We will not be passing the cost on to you.

We want to point out to you that:

  • We will always deliver independent advice to you.
  • You do not have to use Threemo and you are free to choose a legal services provider of your choice.

If things go wrong

Sometimes things just don’t go to plan and it could be for lots of reasons. Rest assured here at Threemo we go that extra mile to do everything we can to make sure this does not happen and you can see this approach is a success with our clients based on our ratings on Google and Trustpilot.

On that rare occasion when something’s not quite right then let us know and we’ll do what we can to make things right. Should you wish to raise any concern then in the first instance we ask you to advise your case manager and if this does not help your situation then you can contact Nick Masheder (Director of Operations) in relation to a Sale or Purchase case or Ben Webster (Director of Remortgage) in respect of a remortgage case. We also have a clear complaints procedure to follow which you can find here. You can also obtain advice from the Legal Ombudsman.

If you make a valid claim against us for a loss arising out of work for which we are legally responsible, and we are unable to meet our liability in full, you may be entitled to claim from the Compensation Fund administered by the Council for Licensed Conveyancers (from whom details can be obtained).
